What the Lowcountry does to asphalt
Most asphalt advice on the internet is written for places that freeze. It talks about frost heave, winter shutdowns and a paving season that ends in November. Almost none of it applies here, and following it will have you maintaining your driveway for the wrong problem.
Charleston breaks asphalt three ways, and water is behind all three. The first is the water table. Across most of the Lowcountry the ground is sand over marsh deposits, and anywhere near the creeks and the marsh line the water sits close to the surface. Asphalt is only ever as good as what it is laid on, and a base that stays damp does not stay compacted. It moves under load, and the surface above it cracks in the pattern that tells you the base — not the asphalt — is the thing that failed.
The second is rain volume. This is a heavy-rainfall coast with flat ground and very little natural fall, and a driveway that holds a puddle after a storm is a driveway with a countdown on it. Water finds a hairline crack, works underneath, washes fines out of the base and hollows out the support. The pothole you see later is the last step of a process that started as standing water somebody decided to live with.
The third is heat and sun. Up north asphalt dies of freeze-thaw. Here it dies of oxidation — long, hot, high-UV summers cooking the binder that glues the aggregate together until the surface goes grey, dries out, and starts shedding stone. That is the failure mode sealcoating actually addresses, which is why the maintenance rhythm on this coast is different from what a national guide will tell you.
And then there are the oaks. Live oaks run their roots wide and shallow, well past the edge of the canopy, and a root that finds its way under a driveway will lift it. Repaving over a root without dealing with the root gives you the same crack in the same place in a couple of seasons. Some of these trees are protected, so what can be done about one gets checked before anything is cut.

The work that matters most is the part nobody sees. A surface laid on a base that was not properly prepared will look excellent for one season and start telling on itself in the second. When you compare bids, compare what each one says about excavation depth, stone, compaction and drainage — not just the price per square foot for the black part.
Repair, resurface, or replace?
These are three different jobs at three very different prices, and the honest answer comes from the base, not the surface.
Repair is right when the surface is broadly sound and the damage is localized — a few cracks wider than a quarter inch, a pothole, a soft patch by the road edge. Sealing cracks before they open is the cheapest work you will ever do on a driveway, because every crack is a doorway for water into the base.
Resurfacing, or an overlay, is right when the base is stable but the top has aged out — oxidized grey, hairline cracking, surface stone loosening. A new layer goes over the old one. It is significantly cheaper than starting again, and it only works if what is underneath is genuinely solid.
Replacement is what alligator cracking calls for. That is the interconnected pattern that looks like reptile skin, and it means the base is flexing under load. An overlay on top of it looks perfect for a year and then the same pattern comes back through, because the moving part was never fixed. The surface gets removed, the base gets repaired or rebuilt, and the new asphalt goes on something that will hold it.
If a bid proposes resurfacing a driveway showing alligator cracking, ask what is being done about the base. There may be a good answer. If there is not, you are being sold the cheap version of a job you will pay for twice.

What actually drives the price
A square-foot number quoted before anyone has seen the site is a guess dressed up as a price. Five things move the real figure, and every one of them is visible on a walk-through.
Access. Paving equipment is heavy and wide. A straight open drive off a quiet street is a different job from a narrow lane behind a downtown house with a gate, a corner and an overhang. On the peninsula, access is frequently the largest single variable.
Tear-out. Removing and hauling away an existing surface costs money before a shovel touches the new work. Whether the old surface can stay and be paved over is a base question, and it changes the total substantially.
Base condition. The cost that surprises people. If the stone under the old drive has washed out, been contaminated with soil, or was never thick enough, it has to be repaired or rebuilt. That work is invisible in the finished job and it is the reason the finished job lasts.
Thickness. A residential driveway and a lot that takes delivery trucks are not built the same, and asphalt is sold by weight. Any quote should state compacted thickness. Two bids that look close on price are often not quoting the same driveway.
Drainage. On flat coastal ground, getting water off the surface can mean regrading, a crown, a swale, or a drain. It is the least glamorous line on a quote and the one most closely tied to how long the surface lasts.
When to pave in Charleston
Asphalt needs the surface it is being laid on to be above roughly fifty degrees and warming. Charleston clears that most of the year — a January afternoon here is usually workable, which is simply not true across most of the country. The practical limit on the calendar is rain, not cold.
Asphalt cannot be laid in active rain or on a saturated base, so a wet stretch in the forecast moves the job, and it should. Summer afternoons bring their own problem: fresh asphalt laid in extreme heat stays workable longer and takes longer to firm up, so early starts matter more in July than in March. Late spring and early fall are the easiest windows to schedule, and the least likely to be pushed.
Hurricane season is worth planning around for a different reason. It is not that you cannot pave — it is that a driveway poured just before a major rain event has not had time to cure, and the base has not had time to settle in dry conditions. If the season is active and the job is not urgent, waiting a few weeks is usually the cheaper decision.
Sealcoating: protection, not repair
Sealcoat is a thin protective layer over the asphalt. It blocks UV, keeps water and spilled fuel out of the surface, and slows the oxidation that turns black asphalt grey. On this coast, where sun does more damage than frost, it earns its keep. What it does not do is fix anything. It will not close a structural crack, it will not level a low spot, and it will not stabilize a base that is moving.
The right rhythm on a healthy driveway is every two to three years. Annually is wasted money and actively counterproductive — the coating never gets a chance to wear, and you build up a thick brittle film that cracks on its own. New asphalt should be left alone for its first several months so it can cure before anything goes on top of it. And sealcoat goes on after crack filling, not instead of it.

Should I repair, resurface, or replace? It depends entirely on whether the base underneath is still sound. Individual cracks and potholes in an otherwise solid surface are a repair. A surface that is worn, oxidized and cracked on top but sitting on a stable base is a resurface — a new layer of asphalt over the old one. What does asphalt paving cost in Charleston? Nobody can price a driveway honestly without seeing it, and any number quoted over the phone before someone has looked at the site is a guess. What moves the price is access for the equipment, whether an old surface has to be torn out and hauled away, how much base repair the ground needs, the thickness being laid, and what has to happen for water to leave the site. A straight, open driveway with good drainage and nothing to remove is at the cheap end. A tight lot behind a house, with a failed base and a drainage problem to solve, is not. Ask for the quote in writing with the thickness and the base work spelled out, so you can compare bids on the same terms.
Why do the tree roots keep breaking my driveway? Because live oaks send roots out sideways, close to the surface, far past the edge of the canopy — and Charleston is full of them. When a root runs under asphalt it lifts it, and the lifted section cracks along the line of the root. Repaving over the top without dealing with the root gives you the same crack in the same place within a couple of seasons. The options are cutting and installing a root barrier, rerouting the drive, or accepting that section as maintenance. Which one makes sense depends on the tree, and some of these trees are protected, so that gets checked before anything is cut.
How often should asphalt be sealcoated? Every two to three years on a healthy driveway.
